Meeting Minutes
Members Present: Chris Waguespack, Bruce Lieske, Sue Beveridge, Susan Mueller, Ray Biechele, John Stoudt
Members Absent: Joan Grodski, Jim Mathews, Tom Kravets, Wally White
The meeting was held at Susan’s house. Chris called the meeting to order at 7:02 p.m.
Meeting Minutes: Susan presented the previous meeting minutes. John motioned to adopt minutes and Bruce seconded. Motion passed.
Treasurer’s Report: Sue reported the checking account balance of $8,596.35. Ray sent 10 new addresses to Sue to update Homeowners list. There have been no changes in monthly expenses. Next month Sue will present budget for review. Joan had suggested to include breakdown of budget in the next newsletter. CWHOA dues notification will be sent first week of January this time due to the holidays.
Deed Restrictions: Ray reported that the boat at 685 Saranac had been removed and a thank you note sent. Ray sent two notifications with pictures to 1747 Seneca and 684 Olean with no response. Ray is going to check with the Compliance Department in Winter Springs for further clarification. The HOA cannot do anything legally. The individual homeowner, however, can sue. Ray would like to wait a couple of months and send another letter . Chris received a complaint about 1740 Seneca Blvd. Grass clippings were blown into piles on the street. The Board discussed the complaint and Ray will send a friendly note to the homeowner and a follow-up note to the person who complained.
Beautification: Chris reported that the bench in front of the pond had been smashed. The lights are working and the sprinklers are okay. The breakers need to be reset once in awhile.
Welcome: Joan had nothing to report.
Newsletter: Ray will write the newsletter with Jim’s guidance this issue. The presidents’ message is due by the weekend (October 19th). Chris and Ray will talk to Jim to see if the newsletter should be sent in October or November . A blurp in the newsletter has been suggested to notify homeowners to send in their email addresses for notification of events and alerts. Tom, Chris and Jim attended the Winter Springs Advisory Board. Seminole Sheriff’s Department gave a great presentation about new gang activity in our area.
SR 417 Task Force: Bruce reported that there had been no reply from Dean Cannon. He had been contacted to assist with the budget of the sound wall. This falls under State not Federal legislation. The committee is looking at including more homes in the site plan. Keith Schiflett is working on the project. The next meeting will be in November.
Actions: Joan finished the Welcome Booklet. The CWHOA website was updated with the current minutes not newsletters due to a formatting problem. Chris is going to talk to Joan about mass email. On 10/13 Chris called the city of Winter Springs and talked to Alan Hill about the sinking road in Chelsea Woods. (Keuka and Canadice)
Topics to be discussed:Events: Halloween Parade will be October 31st. Carrie Owji will set up table and CWHOA will provide food and drinks. Carrie will find help and Sue will follow-up. Chris will lead the parade. Joan called the police to notify them of the street closure. Joan will go to Sams for the cookies and drinks. Approx. 20-30 children and 20 adults. Ray will provide the funding and take pictures. There is no update on the board member gathering. John asked about a Community Garage Sale in the Spring. Advertisement will be in the newsletter and email. Ray suggested including the real estate open houses. John will investigate and report back next meeting. Annual Meeting was set up by Joan at the Oviedo Library February 10th at 6:30 p.m. Ray suggested his real estate office if the Board wants to include a social. Aspeaker was suggested. The Budget will be discussed in November. Susan, Joan and Ray are leaving the Board in February. Sue purchased a sign for the N entrance. Sue will call Compliance about sign code. (Tolson) Beautification on hold.
New Business: Sue will reimburse Wally, Tom and Chris next meeting. Next meeting will be held Tuesday, November 18th at 7:00 p.m. at Ray’s house. Meeting adjourned at 820p.m. Ray motioned to adjourn and Sue seconded. Motion passed.
