Meeting Minutes: Pat presented the meeting minutes for both the annual meeting which occurred on Feb. 22nd, 2007 and the last Board of Directors (BOD) meeting on Jan. 29th, 2007. Several mistakes were found in the annual meetings. They will be corrected before being posted on the website. These minutes are still draft minutes until they are approved next year at the annual meeting.

The BOD minutes were approved with a minor modification.

Treasurer’s Report: Sue reported that current bank balance is $15,035.14. Only 167 members or so have paid their yearly dues. This is a matter of concern as we need about 200 homes to break even.

A motion was made by Pat Stanforth, seconded by Joan Grodski, and approved to add Luis Rios to the Chelsea Woods HOA checking account to give Mr. Rios check signing privileges. The outgoing president, Kurt Miericke, should be removed from the account.

Deed Restrictions: There appears to be a mistake in the deed restrictions concerning committee approval. However, only electronic copies were available at the meeting. As Ray has the originals, he must check them to see if they contain the mistake as well. Ray needs to report back on this item at the next meeting at which time a course of action will be decided, if necessary.

Luis will contact code enforcement about a home which has inoperable cars in the driveway, many items in disarray in the back yard, and torn out pool screens.

Luis will contact code enforcement about a home which has been empty for quite some time and the yard has been left to nature causing an eye sore.

Email News Update: Pat will send out an email to the general membership. The email will contain information from the Winter Springs Police about a recent increase in robberies in central FL as well as the HOA election results. All email content must be approved before it is distributed to the general membership.

Chlorine Content in Drinking Water: From the previous BOD meeting, it was noted that a high level of chlorine seemed present in the drinking water. Luis will investigate.

Newsletter: Jim suggested that an additional person, either from the board or a community volunteer, be recruited to produce the CW newsletter when he is out of town or otherwise unavailable. Jim will train the individual.

Jim also stated that proposed news articles can be sent to him for the CW newsletter. Items for TUSCAWILLA TODAY may be sent by email to the new editor, Judi Klingman, at judeklin@bellsouth.net. Submissions for TT should be sent as attachments in a Microsoft WORD file.

Committee Volunteers: Joan looked through the renewal forms and collected the names and numbers of those members who volunteered for any committees. A form with that data was distributed. Susan volunteered to contact them to thank them for their offer. Volunteers will be used as deemed necessary.

Pruning Trees: Sue stated that a letter was received from Progress Energy stating that the trees near the power lines will be trimmed in the near future.

New Park: At the annual meeting, a member stated he received a notice that a new park was to be built at Jetta Point near the walking trail head. Pat will investigate this.

New Board: Pat will contact our webmaster, Morgan, as well as Tuscawilla Today to give both of them the new board names and contact information. She will also update the Welcome Booklet to reflect the new board.

The next meeting was schedule for April 30th at Sue’s house at 7:30 pm.

The meeting was adjourned at 9:12 PM.

Respectfully submitted by Pat Stanforth, secretary.
