Meeting Minutes


Members Present: Kurt Miericke, Ray Biechele, Sue Beveridge, Joan Grodski, Susan Mueller, Luis Rios, and Pat Stanforth.

Others Present; Jim Mathews (newsletter editor)

Members Absent: Bruce Lieske and Ron Schroeder.

The meeting was held at Pat’s house, 1770 Seneca Blvd. It was called to order at 7:30 PM by Kurt.

The meeting minutes from the previous meeting, February 7th, were approved.

Treasurer’s Report. Sue stated that the second notice for dues has been sent. Current membership is at 168 homes out of approximately 300. The current bank balance is $13,055.18. The electric bill has gone down since the light timers on the fountain area have been adjusted.

Election of Officers. The following positions were filled for 2006 as given below.

The Social committee is being restarted. As well as our normal events, Kurt hopes to arrange outings like dinner, BBQ’s before the July 4th fireworks, attending plays, etc. The events would be announced via email or the newsletter, time permitting. Whoever showed up in the neighborhood is welcome. It is hoped that these events foster a sense of community especially for those down here without any family.

Water Drainage. Ground water from springs has caused two problems in Chelsea Woods, one at 1815 Seneca where the road is sinking and one on Lamoka as noted at the Annual Meeting. Kurt spoke with the city engineer, Kip Lockcuff, who is going to investigate the problem.

THOA Bash. The Tuscawilla HOA is planning a BBQ on April 23rd. It is free to current members and those who sign up with THOA before the event. It will be held at Trotwood Park from 3 pm to 6 pm. Ms. Lacey from THOA contacted CW HOA asking for a helper from our area. Susan will be our representative. Pat will send out a CW email announcing the event. Kurt will announce the event on the signs closer to the actual date.

Newsletter. The next newsletter, scheduled to be distributed toward the end of March, will discuss the four recent home fires in Tuscawilla and fire prevention techniques for our membership. THOA Bash plans and features will be announced. Also, at the Feb. Board meeting, it was stated that resident concerns about broken streetlights, uneven sidewalks, illegal trash items such as paint, and boat/RV parking will be discussed.

Spring Work Day. On April 22nd from 8 am to 10 am, a work day will be held at the CW entrance close to WS Blvd. Another work day will be held in the fall for the Vistawilla entrance. We will trim the trees and clean out some of the shrubbery. Kurt will contact John Holmes, our landscaper, about the oak trees as there is some concern about their health. Kurt will also contact Chestnut Estates about the poor condition of the grass from WS Blvd to our sign.

Beautification. Ron gave his report via email. He replaced the 150 watt bulbs in 2 fixtures at the south entrance and 1 fixture at the north entrance.  He replaced the 2 - 300 watt fixtures and bulbs (they shine on the Chelsea Woods sign) at the north entrance.  He adjusted the sprinkler timers at both the north and south entrances so as not to come on when the lights were on and hot.  Cold water on hot lights doesn't improve bulb or fixture life.  The sprinklers now come on every Wed & Sun @ 8:00 am.  The lights are on electric eyes and go on and off at dusk and dawn.

The next board meeting will be held on Monday, April 17th, at 7:30 pm at Sue’s house, 1834 Seneca Blvd.
