Board of Directors Meeting
Monday, March 10, 2003
Board Members in Attendance: Gary Bennett, James McClain, Steve Neilsen, Nancy Klein, Steve Overstreet, Jim Cowdery and Lisa Finnegan.
The meeting was held at the home of Gary Bennett at 661 Saranac Drive.
The meeting was called to order at 7:30 pm by Gary Bennett.
Gary Bennett informed new Board Members of the Board Officer positions that are required under the Homeowner bylaws. The following positions were filled by nominations and approval of the Board.
President: Gary Bennett
Vice President: James McClain
Treasurer: Steve Nielsen
Secretary: Lisa Finnegan
President Gary Bennett recommended the Board consider a Safety Liaison/ Neighborhood Safety Position, as the need to revamp the existing Block Captain program has been a recommendation for the Board. The Board agreed to add the position as allowed in the bylaws. The exact title of the position and responsibilities will be discussed at the next Board meeting.
President Gary Bennett proceeded to inform new Board member s of the existing Homeowner committees that need to be reassigned and supported. The following committees were discussed:
Beautification Committee: James McClain will head this committee with support from Steve Nielsen and resident Bill Allan.
Architectural/Deed Restrictions Committee: Steve Overstreet will head this committee with support from Randy Hillman
Newsletter Committee: Nancy Klein will head this committee with support from Randy Hillman for email communications.
417 Abatement Committee: Greg Smith will head this committee with support from Nancy Klein.
Membership Committee: Gary Bennett will head this committee with support from Randy Hillman.
Neighborhood Watch/Safety Committee (Block Captain): Jim Cowdery will head this committee with support from Steve Overstreet. This committee will be requesting support from residents Nancy Kennedy, Kelly Smallwood and Diane Baehler as they consider changes to the Block Captain program.
Social Committee: Lisa Finnegan will head this committee with support from Gary Bennett.
Gary Bennett requested the Board consider an additional committee “Civic Committee” to expand and enhance Chelsea Wood’s presence and involvement in the community both in Tuskawilla and Winter Springs. The board agreed that this would be a valuable addition to CWHOA members.
Membership Update:
There are 156 homeowners that have paid their dues. It was suggested that a follow-up letter be sent to homeowners that have not paid their dues as was done the previous year. Treasurer Steve Nielsen will do this letter.
Beautification Update:
The fountain for the pond is still under review. Replacement light fixture for the Winter Springs Blvd. entrance is complete and the logustrums will be illuminated. The plants that did not survive the winter temperatures will be replaced and the board needs to make a determination for pest control and fertilization.
Deed Restriction Update:
Steve Overstreet recommended that the deed restrictions be updated. Steve stated that he will get homeowner volunteers as a committee to review and update current deed restrictions as needed.
The next meeting will be held at Gary Bennett’s home on Monday March 31, 2003 at 7:30p.m.
