Annual Meeting
February 23, 2006
The Chelsea Woods HOA Annual Meeting was held at the Oviedo Public Library on February 23rd, 2006. Twenty-five member families were represented including the following Board members:

Pat Stanforth, Secretary
Sue Beveridge, Treasurer
Bruce Lieske
Ron Schroeder
Luis Rios
Board member Lisa Finnegan was not able to attend.
The meeting was called to order by Kurt Miericke at 7:20 pm.
Mr. Miericke opened by describing the duties of the HOA. By-laws and deed restriction copies were available.
Previous Minutes: Copies of the minutes from the 2005 Annual meeting were distributed. A motion was made, carried, and passed to approve the minutes without revision.
House Fire: A fire at Entenmann home, 1767 Owasco, earlier this month had almost completely destroyed the home. A discussion led to the agreement that the Board will offer our residents an opportunity to help the family. A community work day will be offered to the family as well. Details will be set at the next board meeting.
Election of New Directors: Three new directors were elected to the Board for the 3 year term 2006-2009. They are as follows: Ray Biechele, Joan Grodski, Susan Mueller. (Mr. John Stoudt is available as an alternative if a sitting member cannot fulfill his/her term.)
Open Discussion on the State of the Community: The general consensus was that the community is in a good state and that no major problems exist.
Community concerns including trash pickup, deed restrictions, and traffic were discussed.
The road at approximately 1817 Seneca Blvd. is sinking. Mr. Miericke had called the DOT. They said a natural spring is causing the problem. Residents on Lamoka noted a similar problem. Mr. Miericke will write a letter to the city of Winter Springs requesting improvements on both roads.
Treasurer’s Report: Mrs. Beveridge reported that last year’s budget came in under budget even with unscheduled capital improvements of $1,045.15 to the lighting at both entrances. New income was reported due to the sale of adverts in the Chelsea Woods Newsletter. The budget for 2006 was presented. A motion was made, carried, and approved accepting the 2006 budget as presented.
Outgoing Board Members: The outgoing board members are Greg Smith and Lisa Finnegan. Mr. Smith was presented a plaque and thanked for his service by Mr. Miericke. Mrs. Finnegan was not present and will be given her plaque at a later date.
The meeting was adjourned at 8:40 pm by Mr. Miericke.
